Servicing history
Annual servicing catches wear early, keeps the boiler operating to manufacturer tolerances and protects the warranty. Unserviced boilers fail earlier, consistently.
System water quality
Sludge and magnetite circulating through a heat exchanger cause blockages, hot spots and pump strain. A magnetic filter that is actually cleaned at each service is one of the cheapest life-extending measures available.
Usage and demand
A boiler serving a busy household with several bathrooms works far harder than one in a small flat. An undersized boiler short-cycling to keep up ages faster than a correctly specified one.
Water hardness
Scale formation in hard water areas affects heat exchangers and hot water performance over time, particularly on combi boilers.
Repair history and parts availability
A boiler that has already needed several significant parts is telling you something. Once a model is discontinued and parts become slow or obsolete, practical life ends regardless of the appliance's condition.

When to call a professional
Safe homeowner checks stop at pressure gauges, radiator valves, controls and visible pipework. Anything involving gas, combustion, the boiler casing, the flue or internal components is work for a Gas Safe registered engineer. If you smell gas, follow the appropriate emergency gas safety guidance and do not attempt to work on the appliance.
