Quick answer
Boiler size means heat output in kilowatts, not physical size. For a combi, the output is driven mainly by hot water demand — how many bathrooms you have and how much flow you need. For heating, it is driven by the heat loss of the property and the radiators fitted. Oversizing does not make a home warmer; it makes the boiler cycle on and off and can shorten its life.
Almost everyone asks for "a bigger one" when replacing a boiler, on the assumption it will heat the house faster. That is not how it works, and getting the size wrong is one of the more expensive mistakes in a heating system.
Size means kilowatts, not dimensions
A boiler's size is its heat output in kilowatts (kW). A combi normally has two ratings: one for central heating and a higher one for hot water. The hot water figure is usually what determines which model suits you.
What we look at when sizing
- Number and size of radiators, and whether any are being added
- Number of bathrooms, showers and outlets likely to run at the same time
- Property type, age, insulation and glazing
- Incoming mains water flow rate and pressure — a combi cannot deliver more than the mains gives it
- Whether you are keeping a cylinder or moving to a combi
Rough guidance by home type
| Home | Typical direction |
|---|---|
| Flat or small house, one bathroom | Lower-output combi is usually plenty |
| Three-bed semi, one bathroom and an en-suite | Mid-range combi, subject to mains flow |
| Larger home, two or more bathrooms in use at once | System boiler with a cylinder is often the better answer |
| Older, poorly insulated property | Heat loss matters more than bathroom count — needs calculating properly |
Treat that table as a starting point for the conversation, not a specification. The right answer comes from your actual radiators, your actual water supply and how your household uses hot water.
Why oversizing causes problems
A boiler that is too powerful for the system reaches temperature quickly, shuts down, then fires again a few minutes later. That short cycling wears components, runs less efficiently and is a common cause of noise complaints. Correct sizing, along with a sensible flow temperature, gives steadier heat.

Safe homeowner checks stop at pressure gauges, radiator valves, controls and visible pipework. Anything involving gas, combustion, the boiler casing, the flue or internal components is work for a Gas Safe registered engineer. If you smell gas, follow the appropriate emergency gas safety guidance and do not attempt to work on the appliance.

Frequently asked questions
Is a 30kW boiler better than a 24kW one?
Only if your hot water demand needs it. For heating, what matters is matching the heat loss of the property, not the largest number available.
Will a bigger combi improve my shower?
Not if the mains flow rate is the limiting factor. We check that first, because no boiler can increase the water coming into the house.
Do I need a heat loss calculation?
For a straightforward like-for-like swap we work from the existing system and your radiators. For conversions, extensions or anything unusual, a proper calculation is the right approach.
