A CP12 — properly called a Landlord Gas Safety Record — is the document a Gas Safe registered engineer issues after checking that the gas appliances, pipework and flues in a rented property are safe. It records each appliance, the checks carried out and any defects. It is a safety check, not a service: a service is separate maintenance work, and many landlords sensibly book both together.
Letting agents and landlords ask us for "a CP12" every week. The name comes from an old form number, but the document is a Landlord Gas Safety Record and it exists to show the gas in a property has been checked by someone competent.
What the engineer checks
- Each gas appliance is safe to use and correctly installed
- Gas is burning correctly, with combustion checks where applicable
- Flues and chimneys are clear and terminating safely
- Ventilation to the appliance is adequate and not obstructed
- The gas pipework and installation soundness
- Any defects found, with the action taken
