Every winter, the first hard frost brings a wave of calls that all sound the same: the boiler was fine yesterday, now there's no heating and it's making an odd gurgling noise. In a large share of those cases the boiler is perfectly healthy — the condensate pipe has frozen.
What is condensate, and why does your boiler produce it?
Modern condensing boilers extract extra heat from the flue gases before they leave the appliance. Cooling those gases produces a small amount of mildly acidic water — the condensate — which drains away through a plastic pipe, usually to a drain, soil stack or external gully. It is a normal by-product of an efficient boiler, not a sign of a fault.
Why the pipe freezes
Condensate pipes are narrow, and any section running outside is exposed to the weather. In sub-zero temperatures the trickle of water inside can freeze, especially where the pipe runs a long distance externally, has a shallow fall, or has a bend that holds water. Once the pipe blocks with ice, the condensate backs up and the boiler shuts down on safety to prevent it overflowing internally.
Common symptoms
- Gurgling or bubbling from the boiler when it tries to fire
- The boiler locks out and displays a fault code
- No heating and no hot water despite normal pressure and power
- The problem appears overnight during freezing weather
Safe steps to thaw an accessible condensate pipe
- 1Identify the condensate pipe — usually a white or grey plastic pipe (typically around 22mm) leaving the boiler and running outside.
- 2Feel along it for the frozen section. It is most often at a bend, at the open end, or where the pipe passes through the wall.
- 3Boil a kettle and let it stand so the water is warm, not boiling. Boiling water can crack cold plastic.
- 4Pour the warm water slowly along the pipe, concentrating on the frozen section. Repeat as needed.
- 5Alternatively use a hot water bottle or a warm cloth held against the pipe, if your manufacturer suggests that method.
- 6When you hear or see flow resume, reset the boiler exactly as described in the manufacturer's instructions.
- 7If the boiler does not restart after two reset attempts, stop and call an engineer.

- Increasing the pipe diameter externally is a recognised improvement on some installations
- Keep the heating running at a low background temperature through very cold spells rather than switching it off entirely
- Clear the open end so it drains freely and is not sitting in leaves or debris
